Police are hunting for the boy's accomplices.
Operation Pelion officers made the arrest.
The boy and others, who are already known to police, allegedly forced entry into a school on Tuesday night and caused damage to a door.
They fled the scene when the alarms were activated.
This same group then smashed a window early the next morning (Wednesday about 1am).
Police claim they entered the building into the restaurant and bar area where they broke cupboard doors and stole a quantity of alcohol.
The 12-year-old boy ran from the hotel and fled.

Police believe one of the co-offenders assaulted the manager before fleeing the scene.
Police allege this same gang returned to the school about three hours later and gained entry to the main office building around 4am.
They rummaged through the office and caused considerable damage before being disturbed by police and fleeing the scene.
The 12-year-old was arrested Thursday afternoon.
He was also arrested for a further three unlawful entries between February 23 and 24.
The boy was bailed with strict conditions and charged with:
- 5x Unlawful Entry
- 5x Damage to Property
- 3x Stealing
- 1x Attempted Unlawful Entry
Police are actively hunting the outstanding offenders who are known to police.
